These terms apply to your use of tlkproperty.com and its project pages (the "website"), operated by TLK Properties L.L.C, a real estate brokerage licensed in Dubai (DED Licence 832120; RERA Office Registration Number 55712). By using the website you accept these terms.

1. Information only

The website presents real estate developments that TLK Properties markets as a brokerage. It is provided for general information. It is not an offer, an invitation to treat, or a contract, and nothing on it is financial, investment, legal or tax advice.

2. Project information and imagery

Prices, areas, specifications, availability, payment plans and handover dates are supplied by the developers, may change without notice and should be confirmed with us and in the developer's own sales documentation before you make any decision. All imagery, renders and videos are artist's impressions and indicative only. Developer and project names are trademarks of their respective owners, used to identify the developments.

3. Projections and returns

Any appreciation, rental yield or exit figures shown on the website or in a breakdown we send you are illustrative scenarios based on stated assumptions. They are not guarantees or forecasts. Property values and rents can fall as well as rise, and you should take independent professional advice before buying.

4. Enquiries and communications

When you send an enquiry, you agree that we may contact you about it by phone, email or WhatsApp, as described in our Privacy Policy. Submitting an enquiry does not create a brokerage agreement; any brokerage relationship is governed by the separate written agreement required under Dubai Land Department and RERA regulations.

5. Acceptable use

You may not misuse the website, interfere with its operation, attempt to gain unauthorised access to it, or submit false or another person's details.

6. Intellectual property

The TLK Properties name and logo, and the website's text and design, belong to TLK Properties L.L.C or its licensors. Project imagery belongs to the relevant developers. You may not copy or reuse this material for commercial purposes without permission.

7. Third-party services and links

The website links to and uses third-party services, including WhatsApp, Google Maps and OpenStreetMap. We are not responsible for their content or practices, which are governed by their own terms.

8. Liability

To the extent permitted by law, TLK Properties is not liable for any loss arising from reliance on information on the website or from its unavailability. Nothing in these terms limits liability that cannot be limited under applicable law.

9. Governing law

These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates, and the courts of Dubai have jurisdiction over any dispute.
