Why Rockefeller

The yield case starts where Dubai's best offices are almost full.

Prime Grade A office space in Dubai was 0.7% vacant in Q1 2026, according to JLL. That is a market-wide figure, not a forecast for any single building. Christian A. Rockefeller adds 332 Grade A offices on Sheikh Zayed Road, between DIFC, Downtown and Business Bay, where that tenant demand is concentrated.

What underwrites tenant demand, beyond location.

A branded address

The Christian A. Rockefeller name on a Sheikh Zayed Road tower: a corporate address tenants are glad to put on a business card.

Grade A at scale

87 floors, 23 elevators including 16 high-speed double-deckers, and more than 1,100 parking spaces across 16 levels.

A size for every tenant

From 1,077 sq ft core suites to 11,541 sq ft full floors, so the tenant and resale pool stays wide at the entry level.

Amenities that keep tenants

Private investment report

The numbers behind the core office.

We model three exit windows on a AED 4.31M core office: an early resale at month 33, handover in Q2 2031 and a leased hold to 2036, each in bear, base and bull cases, plus the rent levels the investment depends on. In the bear case, the first two exits lose money.

Think like an owner. Advise like an investor.

Samia founded TLK Properties in 2019 as a private real estate advisory for clients who value discretion, selectivity and informed access. Her family relocated from California to the UAE in the 1970s and has invested in UAE real estate directly ever since, so TLK's advice starts from an owner's perspective. She keeps the client base deliberately narrow (family offices, UHNW and HNW individuals, and international families) and works only with established developers.

Good to know

Questions buyers ask.

Can foreign nationals buy offices here?

Yes. The offices are sold as freehold commercial units, so non-UAE nationals can buy. Your advisor will confirm the title structure before you reserve.

What sizes are available?

Core offices from 1,077 sq ft, medium from 1,488 sq ft, premier from 2,295 sq ft, half floors from 5,887 sq ft and full floors from 11,541 sq ft: 332 offices in total.

What do I need to reserve an office?

An expression of interest or booking deposit with a passport or trade licence copy and standard KYC documents. Your advisor will confirm current availability and floor-by-floor pricing.

Does buying qualify me for a Golden Visa?

UAE property investment above the AED 2M threshold generally qualifies for the 10-year Golden Visa, and this applies to commercial as well as residential purchases. Eligibility is assessed case by case — we'll connect you with a specialist to confirm your position.

Are the return figures guaranteed?

No. The scenarios are projections built on stated assumptions (annual appreciation of 0%, 5% or 8%, and rent of 7.5%, 10% or 15% of the price, less the AED 18 per sq ft service charge), not guarantees or financial advice. In the bear case, the early resale and the handover exits are losses.

Is the payment plan negotiable?

LMD publishes two plans: the standard plan (10% on signing, 10% after one month, six 5% instalments, 50% on handover) and an incentivised plan (20% on signing, six 5% instalments, 50% on handover). Both add the 4% DLD fee, with VAT paid on each instalment. Speak to your advisor about floor-specific pricing.
